房子终于卖出去了。回头看看,居然用了一年的时间。如果说买房子和大家分享的是经验,那卖房子,说出来的全都是教训了。

最大的教训就是选Realtor的问题。

其实早有房地产界大佬分享说:买房找老中,卖房找老美。可惜当时领悟不深,加上房子买到后有些松懈偷懒,就直接用了买房子的老中realtor,要了些commision rebate,想着生意很快就上门了。

好REALTOR难找,大家的共识。但有没想过,为什么?有没再想过:即便如此,您还是可以与不太理想的REALTOR打交道,从而达到双方利益的最大化? 好将军打败仗从不抱怨兵士。买房卖房,好像就是打仗:您或您夫人/LG就是将军,REALTOR,LAWYER,INSPECTOR,SURVEYER......都是您的各军兵种,知人善任,可不光是胡司令的事。

挑REALTOR我有三条标准,六个字:知识,经历,人品。一旦挑定,我用下面四条小计保护自己:

最近看了很多标明是short sale 的房子,一直不知道short sale是什么意思,与foreclosure之间有什么关系。周末读报纸,读到了一篇讲short sale的文章,终于弄明白了什么是short sale。

All these "not do"s concern very important issues that would bring you serious troubles. It seems common sense, but some people just don't understand.

1)一戒赖惰 (SELLER)
Sounds funny. There is some truth in it. Some sellers think that as long as they can reduce the price to the amount the repair would require, the buyer would take the house. Not true. You spend 2 dollars for repair. You get 6, or 10. You have one dollar repair for the sale, seller asks for 3 dollars. I’ll ask for 10! Suggestion: Don’t be lazy. Prepare carefully before you put it to the market.
