1. Advertisement on craigslist and /or local newspaper,etc. Address all of the good part of your unit, like new carpet, clean, new paint, nice neighborhood, convenient, cable internet and TV ready, close to supermarket, etc. 2. When people call you, get their phone#, and make appointments with them. Remind them to bring a bank statement and current paycheck stub if they are serious. Call them right before you are going to show the unit in case someone does not show up.
A small trick: let several come together so they can see a competition and they would usually make the decision faster :-) 3. If someone want to rent it, let him/her fill the application form and pay the application fee of anywhere between 20 to 40 bucks. In you application form, you want them to fill name, social, phone, current address, current landlords phone#, monthly income, employer, supervisor's name and phone, and also agree for the landlord to check their credit. Also write down that the application fee is not refundable. 4. Check the credit report, call the current landlord, call the current employer to make sure he/she does have a job. I don't care if the applicant has one or two utility bill collections, but I would be careful is he/she has more than five collections. Also notice the current debt. I have seen someone with more than 40 collections and I declined politely on the spot. Very important: Do not rent to anyone who has a bankruptcy record!!! 5. If everything is OK, make an appointment again with the applicant to sign the lease. Get the deposit of one month's rent. Please write down a large number of returned check fee. I usually ask half-month's rent. A late fee can be smaller- $100 or so. Put the deposit in your bank immediately in case someone changes his/her mind and cancell the check. 6. At the moving in date, you must do a thourough check-in list with the tenant and record down all the existing damages. Get the first month's check. 7. Give the key. |
